How it works

Three steps. That's it.

No agent contracts, no auction theatre, no $8,000 marketing campaign. Just you, your home, and buyers who actually want to be there.

01
Build your listing in an afternoon
Eight guided steps: photos, owner's note, floor plan, the practical info buyers want. Our writing assistant helps if you're not a natural.
02
Buyers come direct to you
Verified buyers book inspections and message you on the platform. Pre-approval visible. No agent screens, no curated lies.
03
Accept the right offer
Offers arrive structured - amount, conditions, settlement, cover note. You decide. Your solicitor handles contracts. You keep the commission.

The product

Built around how owners actually sell.

Most platforms are built for agents. PropPad is built for the person who actually lives in the home.

Owner's note

Your listing, in your voice.

Every PropPad listing has an owner's note - a few honest paragraphs from the person who actually lives there. This is the part agents can't write. Buyers say it's the most important section.

Need help drafting? Our writing assistant asks four questions about your home and produces a starter draft. You edit it. It still sounds like you.

Adaptive listing modes

Looks brilliant with what you've got.

Two weeks crafting an editorial spread, or twenty minutes adding the basics - either way, your listing renders well. Three layout modes engage automatically based on how complete your listing is.

  • Editorial - cinematic, narrative-led
  • Refined - clean, structured, what most listings become
  • Honest - split-screen factual, no narrative needed
Verified buyers

Real people. Real pre-approvals.

Every buyer on PropPad has verified their identity. Most have attached their pre-approval letter before messaging you. You're not fielding tyre-kickers - you're talking to people who could buy your home this month.

When an offer comes in, it's structured: amount, conditions, settlement, deposit, and a personal cover note about why they want your home.

"But what about..."

The parts that need handling, handled.

Selling without an agent doesn't mean doing everything yourself.

PropPad listings are indexed by Google, surfaced via our buyer network, and shareable as a public URL. No paid premium tier.
S
Inspections & scheduling
Set open inspection times or accept by-appointment requests. Buyers book directly. You get SMS confirmations.

"I'd sold houses with agents before. This was the first time I felt like I knew what was actually happening. Buyers messaged me directly. I picked the time of every inspection. And I saved enough on commission to do the kitchen reno before we moved in."

Questions

The honest FAQ.

If you're thinking it, someone else has asked it.

Do I actually save money, or are the savings hidden in fees?
You actually save. Listing is free. Optional services (photography $349, floor plan $49) are flat fees. No success fee, no commission, no hidden percentage.
What if I'm not a good writer?
Most owners aren't. Our writing assistant asks four questions and drafts a starter for you. You tweak the bits that don't sound like you. It still reads like you wrote it.
How do I price without an agent's guidance?
PropPad shows you suburb medians, comparable sales, and price-per-square-metre data. The same data agents use - without their incentive to talk you down so they sell faster.
What if I get a lowball offer?
You can decline. Negotiation is structured - counter, accept, walk away. Every offer is in writing. You can also remove a buyer from your inspections if they're behaving badly.
Do I need a solicitor?
Yes - same as with an agent. The Contract of Sale needs a solicitor or licensed conveyancer. PropPad doesn't replace that role. We can refer one if needed.
What if I list and nothing happens?
You've lost nothing. No lock-in, no agent contract. Pause your listing anytime. Most owners get their first inspection within a week.
Is this just for cheap houses?
No - the savings are biggest at the top end. A 2.5% commission on a $1.6M home is $40,000. PropPad costs the same whether your home is $400K or $2M.
How do you make money if listing is free?
Optional services (photography, floor plans) and partnership referrals to brokers and solicitors. You're our customer, not the product.
